● Block-Unit Housing Redevelopment Project is an alternative renewal model that can minimize the adverse effects of large-scale reconstruction and improve the low-rise old housing areas in the city center. But It has not been connected to actual business. Since its introduction in 2012, the overall project performance is poor. At present, some projects are in progress only in Seoul, which has relatively high business potential. ● As the aging of small apartment complexes accelerates, the problems of safety and poor residential environment are increasing, so public sector, private enterprise, and residents of deteriorated area agree to the project activation. So it would be social benefit from the realistic point of view that the project actually could works by strengthening the profitability. ● In order to create a successful example of Seoul, it is necessary to relax the regulation of the number of floors in Seoul. Also It is necessary to introduce the provision of additional incentives such as support for business progress and floor area ratio bonus due to the provision of public facilities.
